The article analyzes the need to modernize the housing fund in the Republic of Belarus. The main differences between modernization and capital repairs of the housing stock are revealed. The basic prerequisites of transition from capital repairs to modernization of housing stock are defined, which will create conditions conducive to increasing the interest of residents in the early modernization of their housing and its financing at their own expense. The main directions of transition from capital repairs to modernization of housing stock are offered.
